Water damage caused by an outside sprinkler. $8000.00 Dead animal in the attic. $7200.00 Break-in in one of my rentals $25,000.00. Each one I started the correction prior to estimate since Life goes on. The only major repair $65,000, without reimbursement cause by a renter took me two years. I just move back and rented my permanent residence, not just fix the damage but did major upgrades. I completed the the job then had the upgrades appraised @ $250,000.00 sold the place in less than a month at the highest amount in the subdivision at that time. But I am very fortunate I am a good finished carpenter and can build a house (electrical, plumbing, wood flooring, tiling. framing, roofing etc) without assistance. Doing bathrooms, kitchen Remodeling is second nature for me. I've seen prettified rats under cabinets on all kinds of home improvement shows without millions of maggots. Possum got nailed on the edge of a rafters and bleed into the wood so replacement was the only option to extract the smells. I was first denied the claim because rodents, raccoons have wavers but I explained to them it is a marsupial. Work was completed to code then a couple months later they paid the claim in full. Supposedly SF has added a waver for marsupials in homeowners policy since my issue. 08SpecB_DE Posted January 16, 2018 Share Posted January 16, 2018 I'd add some photos but I'm waiting on Rowlette to drive up 95 to DE I've been trying to pay someone for the past 6 weeks to put insulation in my crawlspace. I'm tired of the cold floors in the winter and high electricity costs. I hate insulation and do not want to mess with it. I'll gladly pay someone else to do it, but I guess some companies don't want to do it either. I got the run a around from a couple companies and still waiting on another to show up and give me a quote. They were supposed to show up Thursday.
