  1. New HVAC is going in today. It's still slow season here so got a bit a of a discount. Still hurts though. New house has been loaded with issues. Installing a water softener next week too since the water right now is about 50/50 h20/calcium. Looking forward to not going through this again for 20 years.
  2. I have a daily ('17 Ridgeline), which is nice. But yeah a sedan with a manual is becoming rarer by the day, I wish I had a wagon. It's a decent argument you make there.

  7. Clifford Law is out of Chicago. They'll win. Commercial entities don't win personal injury suits in Chicago. I'm not sure why the suit was filed in Cook County, (flight was from Denver to Honolulu), but that's one of the most plaintiff friendly venues in the country.
  8. Owning property and having a 3rd party manage it for me never seemed appealing or profitable to me. I suppose it can work if you're in an area that has a track record of increasing in value. That's probably where the actual profit lies. The rental costs just give you a little walking around money but mostly goes to cover expenses.

  12. Yup. Unless the house is cheap, and you have room in the budget to fix stuff the way you want it fixed.
  13. It's all part of the negotiation process. Convince the seller that their house is a deathtrap, drive down price. It's not really a deathtrap, just needs some maintenance stuff.

  15. Furnace is 10 years. But the ac is 35 and so is the hot water. I replaced my 16 year old hot water heater 2 years ago. Insane how theirs has lasted this long.
  16. Yeah I want contractor estimates for the repairs. My understanding with the foundation is that it can be repaired with epoxy injection. I’d want that confirmed though. Furnace is fine, but condenser and ac coil are the hvac problems. Both are 35 years old. AC is probably a Freon unit. Other issue is patio is tilted towards the house so water runs into the foundation. No sign of leaks but still not good. Needs a mud jack. Hot water heater is also 35 years old and leaking. If I got 10k back I’d be fine with it assuming foundation is really remedied by epoxy injection it being the only real unknown.
  17. That’s what we’re doing. We’ll see, but I’m not holding my breath. Realtor is trying to rope me into a home warranty, unfortunately I read contractual indemnity agreements for a living and home warranties are typically airtight and also useless.
  18. House I bought has pretty much failed inspection. Deal is probably gonna fall through. Only out $400 for the inspection. Saved me 10k in repairs I’d have to do on day one. (HVAC is toast, water heater is toast, plumbing and foundation issues) Back to the search.
