Yup, a good home inspector is there for hours. Climbing around crawl spaces and attics, licking all of the electrical outlets to make sure they work okay. etc. -

Comps in the neighborhood are a little higher than what I'm paying for houses that were remodeled more recently. I'm paying about $5k-$15k less than those homes. That's kind of my thought. I am doing 20% down with cash. The lender and realtor both said it's fine, but extremely rare, and nothing to be concerned about. I don't particularly trust either though. I just don't know what the landmine is here, trying to figure it out. If it appraises much lower than the bank may have newfound concerns about the purchase, if it appraises much higher than all we've established is that I made a good deal. If it appraises much lower, then that means the appraiser found something that the home inspector would obviously find so it's a bit redundant. I dunno. Thanks guys for helping me think this through. Anyway I poo'd today, and it was fine. -

Yeah I mean I don't wanna take on a $500 appraisal if I don't have to. I'm still getting an inspection of the property so I'll know if there's issues with the home. My only guess is that they have a recent appraisal on file with the home already, but I don't know. -

Bank said they don't need to appraise the house we're buying. I guess we got a good deal even though we paid $5k over asking. Anyone ever run into that before? I've never even heard of not having an appraisal done. -

1/4 acre. Coming from a townhouse with about 6000 sq. Foot plot, tiny back yard and oversized but mostly useless side yard. -

Nope we own our current place. The value of our property has jumped about 50% since we purchased it, so we figure we should cash in on that equity and get a home that better suits our needs. Closing date is March 11. Can't wait to have space, and a big back yard for the pitties/drunk midget. -

I'm looking at .22's right now, thinking of the Ruger MkIV Pengy was so keen on earlier. Anything else I should look at? Still love the VP9, but not really wanting $100+ range days.

Not surprised by that. I used to support increases to minimum wage, now I just realize they **** over whoever is actually making minimum wage. This convo is probably best had in PA though. -

Wait staff usually gets paid $2.30. Kitchen staff usually makes $10 an hour. That being said in the restaurants I worked at, the wait staff would tip out kitchen staff at the end of every shift. It wasn't an even split, usually around 10% of whatever the wait staff made, which was fine considering the pay discrepancy. -

I have a 2nd gen Ridgeline. I opted for it over the Colorado because I have a carseat for the munchkin. It's also comfortable, and handles well for a truck. The trunk in the back is massive and always useful. There's definitely a stigma around it where I live, but f*ck the haters. -
Cyberpunk looks fine on a xbox one x, frame rate dips a little here and there, but it's totally playable for this type of game. I'd probably be a little pissed if it was a competitive game. Just ordered a new Gigabyte z390 motherboard, 10th gen i7, 1tb NVME drive, and 32gb of ram to update my 1st Gen i7 computer. The ATI RX480 will carry over from my current computer as video cards are not reasonably priced right now, as will the 750w PSU. Need to build a network drive apparatus for my router as I have lots of hard drives, and would rather just have them permanently networked, than run to the network through my PC.

Still really enjoy shooting the VP9. Put another hundred rounds through it last night. Groups are getting tighter, but I need more training. Looking to add a Streamlight TLR7A to it. Also looking at building an AR next.

Just a PSA on this and then we can go back to dick jokes. Please don't smoke. I quit smoking (2 packs a day) 8 years ago, and I'm a moron. You don't wanna die in your 50s like this. I used Chantix, and it worked fine, took it for about 2 months, then didn't need it (or cigarettes).
