I would choose #2 as well for the following: Location, location, location I would assume a better school district given the area, many people including myself overlooked this when I bought my first house. How much in age difference between the 2 houses, I would guesstimate ~5 years max considering the pristine condition of #2. The price and tax differences are negligible in terms of monthly payments.
