Has the timing belt been done?

Reason for the exhaust being replaced?

How's the rust situation?

Pics of engine bay?

Pretty sure the timing belt was done. Checking my records. Exhaust had some holes and was getting loud. Will post a pic of engine bay right after I replace the battery. The only rust is just in front of the left rear tire—there’s a spot maybe 1.5” square just aft of the door, at about the same height as the top of the tire. I’ll grab a pic of that too. Thanks for the additional pictures. The wheel arch rust is a deal breaker for me unfortunately, but for someone else, I think it's a good price for a good car.
