  1. On .22LR ammo, there’s a reason you don’t see “high velocity” match ammo from any manufacturer. Even at extended distances the standard velocity stuff out performs higher velocity loads.

     

    I would suggest you pick up a box of Eley Tenex or Lapua Midas to see what your Tikka is actually capable of.

  2. Ditch the suppressor for competition, rimfires usually tighten up without a can.

     

    By the way CCI Standard Velocity has out shot some “target” ammo in my Cooper M57 and Kimber M82. If you find a good lot of CCI Standard Velocity it can be very good ammo. Pretty sure CCI Green Tag is really just excellent lots of Standard Velocity tested and packaged as Green Tag.

  3. So I get in last night from a long trip on the terrible RR (cue I’ve been working on the RR song), wind down for a bit then decide to go to bed.

     

    I feel Jack the Rottweiler laying on the floor with my feet as per normal, lay down and my pillow is gone. WTF? Is my wife mad at me or some shit? So I ask her where my pillow is. She has no idea. So I turn the flashlight on my phone on and.....

  4. Hey guys,

    So after the end to my Legacy, I got an Alfa Romeo Giulia and had that for 3 years. My dream car went up for sale so I just picked this quadrifoglio up. It reminds me a lot of my old Legacy, the color, the wheels, the power, the suspension feel. Kind of takes me back to when we talked about the Legacy STi with twin turbo H6. This car does have twin turbos and a V6. Had some fun on some back roads yesterday and it performed flawlessly. Alfa resolved the software issues that journalists complained about. Definitely no worse than BMW or Audi in reliability/quality 2018 model year if you ask me.

    Last time I was on a Jury he was personally prosecuting the case, it’s a small county and he runs a small private practice office as well as taking on prosecutor duties for the state.

     

    He’s a lazy sack of shit that over charges expecting plea deals, he was not prepared to actually prove beyond a reasonable doubt the last time I was a juror. Don’t get me wrong the defendant in the case was a stupid jackass in dire need of an ass whipping, but he wasn’t guilty of the charges which were taken way too far. Pretty sure if we could have voted for not guilty on stalking charges, but guilty on “needs a severe ass whipping” he’d have gotten that ass whipping.

  6. I got my antibodies the natural way. Had COVID for the last two weeks. Lost my sense of smell but it is back. I got my test yesterday and it came back negative. I am lucky that it did not affect me in a bad way.

     

    To make sure you need to perform this test daily for a few weeks:

  7. Owning property and having a 3rd party manage it for me never seemed appealing or profitable to me. I suppose it can work if you're in an area that has a track record of increasing in value. That's probably where the actual profit lies. The rental costs just give you a little walking around money but mostly goes to cover expenses.

     

    Yeah the real pay off is increased value over time, and enjoyment of the place yourself on vacations or other family gatherings. The rental revenues should at least offset operating costs, and if you can be cash positive then it’s a cherry on top.

     

    The place we looked at and got 1 year worth of numbers on is still listed for just under $400K. We were prepared to put down $200K, and all said and done with 50% equity on average based on 2019 revenues of $54,000 in rental income after the property manager took 50% it would have cost $172.00/month on average out of pocket. Maybe less since I had projected a 2.75% 30 year fixed mortgage, and I could probably get a rate around 2.25% with that much down.

     

    Either way tying up that much $$$ and not being cash positive on average or even cash neutral irritated me. Then my dad died, and the project got put on the back burner.

     

    I know some people who have vacation rental properties who make money with them, but they have reliable and reasonably priced property managers. The most important part according to them is a reliable person/company to take care of turn overs: cleaning and house keeping between guests etc. Booking and billing these days is doable with various apps, which also make marketing easier. You can’t replace the in person on site necessities of house keeping, linens, and all the stuff that make paying guests happy.

  8. Looked at purchasing a 1 bdrm condo at the beach, it was small, updated. Right on the beach, price was not great. But still decent. Then I found out the vacation rental company on-site takes half the profit, I don't believe that included the HOA fees either :eek:

     

    Hard pass on that one

     

    Had a similar experience with a 50% take on a condo I was looking at.

     

    Hard pass, even with 50% down it wouldn't cash flow itself.

     

    It's still on the market, go figure. :lol:

     

    Hey dumb dumb vacation/resort rental company: people who have money to buy a vacation home can also usually do math.

  9. My dogs are pretty good about barking when appropriate.

     

    The GSD constantly patrols her area lest the hated squirrels take over, and she always answers the door if she hears any movement of the door. She’s not going to go after anyone though.

     

    The Rottweiler we weren’t sure about, but this past summer the in-laws stayed with us for a week and the first night my father-in-law got up at 0300 because that’s what he does (grew up on a farm), and Jack (our Rott) heard that and went ape shit. He was mad as hell that someone was in the house moving around that wasn’t us. I’m confident he would have attacked a stranger in the house, he wanted out of our bedroom. Fortunately once he was out and identified my FIL he was back to his happy goofy self. He’s put himself in between my son and people he doesn’t know, or even family when they’re rough housing and my son squeals or play time gets too loud.

  10. Have interest in a 9mm carbine of some sort. Has to be NY (dick-tator Cuomo) compliant. Ideas and or experience with any?

     

    You will ask why 9mm and my number one reason will be easy ammo acquisition. I have a fair amount, can still get it and have handguns that use it.
