Construction has begun

Looks like the area around the garbage bins is quite flat, and if you live where black ice can form it could be sketchy to walk there.

 

 

But otherwise it's good to have a surface to park on, way better than gravel.

It does all pitch away from the house but yes....one must exercise caution walking on the concrete with any moisture at all, be it frozen or not. Sealer was rolled on, not sprayed on that portion.....meaning it is sealed well and slick!

 

Seriously though, it's the pic. It all has a pretty good broom finish and does not hold water, until winter and then all bets are off. We learned long ago to do the shuffle around these parts lol.

Hopefully the contractor will figure that in the cost of fixing a leak behind the siding on the house. Notice the damp spot (dark spot) in the last picture in post 20 to the left of the door on the wood. We think it's coming from the window above the door. I have been keeping up with caulking the window, but...

Hopefully the contractor will figure that in the cost of fixing a leak behind the siding on the house. I have been keeping up with caulking the window, but...

Hopefully it's easy, but water intrusion is really tricky sometimes and can come from completely unexpected locations.

Finally, building has begun. They will address the water leak on the house between the two windows when they have some framing done below. They did replace some sheathing next to the door, there wasn't much damage to the studs, so they left them alone.

water intrusion is hard to fix after the fact. Using caulk requires using caulk forever. Try to get the flashing setup correctly instead.

 

We went through several contractors and leak detectors before finding the actual leak. it was a design failure dating back to the construction of the house. The fix has held up for 15 years now.

I'll assume that sometime next week they pull the rest of the side around those two windows and fix the issue, they know that's part of the job. I'll post updated photos later today of the garage progress.

I'll say that when I stood in the "service door" at the back of the garage, I got a good feel for how big the 28ft distance is.

Thanks, inside ceiling should be about 10ft 6inches. Fully insulated and heated. Even paid extra for higher R rated garage doors.

 

It's getting this too.

Just spoke with the builder, the shingles will be delivered tomorrow, they had to get them from four different states, that's how hard it is to get things... they have had the siding for a while, except for the corners, they will come from the factory, when they make them...

Well the shingles are the wrong color. Working through that...

 

An electrician is here doing the rough in. He happens to be my next door neighbor.

The builder just left, we found a good match for the shingle color...but of course they are out of stock. We chose the next darker shade in the same color line, which they have in state. So hopefully they can get them soon...Burnt Sienna if anyone cares. :) We think Pristine Sienna is what's on the house, or Hickory. They have been there since 2003.

 

We also picked out the metal trim color for the downspouts and metal trim, lots of choices to chose from. More than you would think.

Either you try to stay the same or you use a contrasting color. The worst is if the colors are "almost" the same.

He just left again after dropping a bundle of Burnt Sienna. It's a good match. We laid one up on the roof and stepped back. Looks good. Remember, the new roofs are offset and different angles from the house and the breezeway roof will be in the shade most of the time.

After she got home, we went out and took one of the shingles and laid it up on the roof over the front door, she's happy with the match.
